Location is irrelevant anyway apparently it's all about whether you can drive there or not

Actually,you're right and even though a waterfront stadium would look great, the traffic problems would be horrendous(source...any 'busy' night at Liverpools relatively small 'Echo' arena) You effectively take away one side of the perimeter of the stadium, unless the planning is very very careful (and expensive?) Anywhere in the heart of the city centre would require major redevelopment,or 'regeneration' and even if Everton had the partial cost in Mo's back pocket, we would need other partners on board, and not just the City Council.
 
What would be best is transparency for the Everton community which is EFC.
Your going to hear me and others making the same point until we get that but every day that goes by without proposals being shared with the community makes me believe that back-room meetings are being held with the fan-base beeing informed after the deal is done.

If I did,nt know any better I would suspect operatives of the club whom monitor this website would be keen to manage the fan-base in one direction. The thing is it wont work....we are wise to the tactics pulled on DK.
Manage the fanbase? How? By some covert mind bending on here? lol

They're not going to come to the fanbase with a choice of alternatives - each with plans drawn up and costings applied and say "which one then lads?". If you think that's either likely to happen or is a remotely sensible expectation, then you're living on cloud cuckoo mate.
 

Some interesting assumptions being made on location , cost and deliverability.

I spent most of my working life in planning and development, and whilst I don't presume to know all of the answers, it is my view that a city centre or waterfront site would be a far better option than an out of town site with limited transport options.

The Council's input is less critical if the funds are there to deliver the stadium. I believe Peel would be happy to discuss any firm proposals with EFC.

A new multi-purpose arena could well be a benefit to them, as I think their own vision is too reliant on high density residential, and unless there is a miraculous upturn in the economy they could be waiting many years for volume house builders and/or institutional investors to get on board.

Obviously the existing transport links would have to be upgraded, but somewhere like Trafalgar Dock could well be a viable option.
 
On the realism theme, anyone who thinks Moshiri spent his money acquiring 49.9% of Everton just to abdicate decision-making on crucial matters like a stadium to the inconsistent/contradictory/uninformed views espoused by assorted fans on the Internet, radio etc. is living in a fantasy land.

Ultimately we spend our money for the privilege of supporting the club. Moshiri paid his far larger amount for the opportunity and responsibility to make the big decisions. We have no divine right to be kept informed let alone consulted.

It might be considered sensible politically and practically to consult the fans in some way but nobody should expect anything other than a hard-headed business decision around cost/benefit of actual, practical options not some confection of fan wet-dreams and wishful thinking.

No matter the outcome, some will be outraged, some will be happy and others won't give a toss providing they can get a season ticket next to their mates. C'est la vie.

All depends if there is a suitable plot of land available and what the rent/cost for that piece of land

My information is that Most of the prime real estate is in private hands so we will have to deal with a business who are in it to make money not like the council who we can lobby.

Of course the land cost is a primary consideration, but If Mr. Moshiri is as shrewd as some believe then he should be able to negotiate the best deal for the club. I do believe an attractively packaged proposal including a mix of commercial and leisure uses could be of benefit to Peel and make the rest of their holdings more attractive to investors by breathing some life into the area.
