The queen opened the Conference Centre last week. They're not likely to knock that down, which they would have to do if they were to develop the Kings Dock to any sort of standard. The only bit that 'may' be available there will be the old Customs house on Kings parade, but that's sat on only 8 acres, which will not nearly be enough. I would be VERY surprised at any development of that site in terms of Everton.

Also, thinking about it, what about the hotels, the parking for the Exhibition center and Albert Docks? Jury's Inn and 'The Block' apartments would also have to go. Massively sceptical about this and even very much doubt it being something that Peel would consider doable for it to be used as a pressure tactic.

While the KD site is more central and more iconic, it would undoubtedly be smaller than a north docks' location (and much more controversial), and probably for this reason the latter is the first choice site for a new ground, built to the size we would want it and allowing for future expansion, plus all the added gentrification of the area to provide larger revenue streams in the future (which after all, is what it is all about).

I had a look at the Clarence Dock site earlier which is right next to Trafalgar Dock and either dock is absolutely perfect for us, a passing Stena Line ship just looked amazing knowing that this would be part of any match day experience. It's a pleasant walk into town via Princes Dock on a day like this, that area is definitely top of my list.
