New Everton Stadium

Genuinely not surprised to hear about the problems with the Olympic Stadium for West Ham. Not the fighting obviously, but the sight lines and the problems in making it suitable for football.

The fact that's it's a new stadium isn't the issue. It's just not a football stadium. I'd say they will have loads of empty seats within a couple of years once the novelty wears off.


not just that, its been completly miss managed regards season tickets. the people you sat next too at the boelyn are not nessercarily who you sit next to now, people are spread all over the place. plus, the stewarding is supplied by the stadiums owners, not the usuall firm that dealt with the stewarding at the boelyn.

ive heard reports that if someone was to stand up, as many as 7 rows in front of you, then you can not see the action. hence all the fighting.

i think the whole situation is a huge disaster. something Everton FC need to avoud.

Now why does that make me feel all warm and happy that WHU are having issues with their stadium?
 

Not sure two years to build is totally out of the question. The millennium stadium in Cardiff took just over two years with the problems of accessing such a large site in the centre of Cardiff which has got the greatest access routes.

There is a much larger process to creating a building than the construction of it.

I put something on here a while back trying to show my thoughts on the length of time I would expect it to take. The stages for the Millennium would've been A-F (due to when it was done) rather than numerical, but much the same thing.....

The time periods in brackets are what I would expect.

The building of it wouldn't take that long actually, a new build could be up in a little over 12 months from start to finish, the bit taking the time would be the design period, even if you look at the standard stages.

Stage 0 - Strategic Definition (2-3 Months) - Architect, cost consultant, Civils

Stage 1 - Preparation and Brief (Few months) Architect, cost consultant, Civils, MEP Consultant, Structural Consultant

Stage 2 - Concept Design (4-6 Months) Architect, cost consultant, Civils, MEP Consultant, Structural Consultant - Tender packges will go out

Stage 3 - Developed Design (9-12 Months) Architect, cost consultant, Civils, MEP Consultant, Structural Consultant (dependant of form of contract, contractors may get involved at this point to steer buildability in design. Loads of people involved at this point. There would be a huge amount of information getting out there is people needed/wanted to know. This would then be put the planning authority prior to cost commitment

Stage 4 - Technical Design (9-12 Months) A builder would be on board now and assume project responsibility, the Architect, if Novated, will work for the builder, not the Client, same with other consultants.
Stage 4a -Consulatants responsility and leads to Guaranteed Maximum Price
Stage 4b - Cost agreed and Builder takes responsibility for delivery - All now in hands of the Contractors with Consultant support. manufacturers on board
Stage 4c - Construction level detail of drawings and start of any off-site fabrication

Stage 5 - Construction (circa 12 Months)

Stage 6 - Handover

Stage 7 - In Use Limbs AOTS



It takes forever to get a project of this size off the ground. Now, in reality, Stages 0,1 could be done from anywhere in the word really, at a real stretch, stage 2. But site visits and visible work would have to start happening in order for the later stages to progress. That would mean the hiring of a company in order to do it.

Thats my thoughts on it anyway. they may have a way of doing all this and keeping it really, really quiet, but if they have it's a new on on me and would likely not align with the riba stages
 
The phrase 'we completed' means exactly that. I do not know which legal entity has acquired the land though (meaning the club, BHH or another entity)
If true, that would seem to be an incredibly risky (stupid) move by the club. What if we can't get planning permission to build a stadium on the site? We'll be stuck with a Niasse (an unwanted asset that has plummeted in value).

Or, think of it as a great investment should that occur ;)

I very much doubt that LCC would of had the level of involvement they have had in discussions between Peel and EFC without giving some indication as to whether they will give planning permission or not.
