Operating losses and sustaining debt are different things. Plenty of businesses do very well while carrying a lot of debt. The condition of a stadium is pretty irrelevant to P&S rules so long as it's in good enough condition to keep the dough rolling in - Old Trafford probably still does this much better than a lot of grounds.

It's very clear how they stay with P&S or FFP or whatever. Everton's problems stem from many, many years of heavy spending that failed massively to improve the lot of the club and have been exacerbated partly by the fallout of Russia's invasion of Ukraine and the financial commitment to building a new stadium.
We're not the only club who spend money and waste it but it's difficult to see who's spent more wastefully in the last 10 years in terms of what they can afford to waste.

As for Evertons many, many years of heavy spending, I'd say 3 or 4 years at a push, Moshiri arrived in 2016 i think, before that we had 16 years of Kenwights frugality which would have put the Tory government to shame. Yes we are in a mess, but that's down to the terrible way we have been run and the stupid way we have wasted our money.
