What the f is happening with Kirkby?

Either an elaborate smokescreen, or desperation on the transfer front has completely pushed Kirkby out of the spotlight - what the hell is happening and what happened to all these deadlines and countdowns to a decision?

Not a peep for about a week now.

I think we need to know one way or another about Kirkby as it clearly links into transfer policy whatever Ian Ross says. Clearly it affects Moyes' future plans - in essence whether to waste his time any more with an inept board.

We are now over a month overdue on an already delayed decision.

It's got to the point where we just need a decision. It's enough of a farce as it is without dragging itself on and on and on.
 
There will not be a single concert at the proposed kirkby stadium. It is a condition of the planning application.

The 100 free uses are just for KMBC crappy little council and educational meetings that are currently held in the CLC's of the borough.

Everton will not make a penny from any of these events and KMBC actually own a third of the stadium.

Cant merge them all because it would make future reading very confusing.

A few have asked for a dedicated thread or forum to prevent the same thing being discussed over and over. In the long run I suspect a dedicated thread will be better

Which, apparently came as a bit of a surprise to KMBC, and were deliberately omitted from the application prior to the call in (they're having enough trouble as it is :dodgy:

The expansion of capacity isn't really the issue, filling in the corners does that for you.. there would be issues around the infrastructure to support the additional visitors (see transport plan ad nauseum) and the fact that it would still have less corporate provision than St Mary's.

As far as I'm concerned, it's not an issue of being in Kirkby, neither is it a problem about being allied to the great Satan that is Tesco's, I'm just disappointed that it's been done in a half-arsed manner with the club trailling behind accepting whatever shoddy solution is presented by the developers.

If you read the submission, it is alledged that we should be in a reasonably strong position to negotiate - no ground = no development = no major presence for Tesco = no showcase redevelopment for KMBC. However, we've seen
a basic, functional, uninspiring design
a poorly conceived transport plan
an obligation on the club to shell out 2% of it's turnover on parking enforcement (not limited to £1m pa)
an obligation on the club to provide considerable revenue generating facilities gratis to KMBC
to name but a few.

If the club needs to go to Kirkby, it needs to do it properly, it needs to be proactive, lead the Stadium portion of the Development and be far more assertive in the decision making process. Sadly, it just isn't.


The Transport and the fincial aspects to this move mate are all red herrings the spin can be twisted any way you want depending on what your opinion is.

Goodison is set within a predominantly residential area and is built tight to the site boundaries and the adjacent adopted public highways on the west, east and north sides. Goodison relies on these public highways to provide external concourse areas for the Stadium and these areas are closed to traffic for large periods of time on match days. This causes considerable disruption to the adjacent residential areas and streets as well as match goers.

Feasibility studies have proved that redevelopment options of the existing Goodison Park satdium are limited, and rebuilding to modern design and safety standards would reduce overall capacity to circa 35,000 maximum. The likely cost would be in the order of £130 million at July 2008 prices, not including the loss of revenue during construction.

Feasibility studies have indicated that it WOULD be possible to develop new 50,000 capacity on an expanded site, including Goodison Park and land to the east. Assembling this site would require the purchase and relocation of a large school, the purchase of over 100 houses and the purchase and relocation of a large garage business, none of which are currently in the ownership of EFC. The cost of constructing the new stadium would range from circa £205 million to £245 million, at July 2008 figures, depending upon phasing. These figures do not include any costs associated with purchasing the expanded site, relocating or rebuilding the school, purchasing and/or relocating 100 residential units, purchasing and relocating the existing garage, loss of revenue during construction or increased costs due to an approximate 2 years delay in order to assemble the site and obtain planning permission. These options are considered completely unviable by EFC.


Like i say all this transport Jazz, and finace are just to deflect form the fact, that people cant be arsed moving away form their local, Champions Leauge! Wi Hoo.

Feasibility studies carried out by KSS and Savills - the two companies set to make a mint out of Kirkby? Those feasibility studies?

Transport issues - they are legion mate. The infrastructure just isn't there for a 50,000 seat stadium to be serviced in Kirkby. Even the club accepts this to be a major headache.

Give it up Neiler. Put down 'the facts' and step away from the screen. :lol:
 
Its not possible to remain at Kirkby. Chairmans/Chief Executives for god knows how long have said so.

Going alone without a commerical partner as in Tesco is not feasible.

So where does that leave us?

Time to start focusing attentions on ensuring that should the stadium be built, it is built correctly. It was said the design was based upon FC Kolns stadium;

I wouldn't have a problem with that, even if we are 4 miles from Goodison Park and have a Tesco outside...
