Indeed, rooneys basically in his mid 30s in terms of conditioning.

His physique and body type combined with him playing competitive football regularly from the age of 16 means he was always going to age quicker than other players in his age group.

I'd love to be proved wrong and see him regain form at the club he loves, would be a great story... But when your body's done, it's done. No amount of will power can reverse that.
Pirlo started at 16 and is still going 20 odd years later. Rooney like Pirlo has a top football brain and can be used in other positions as he gets older. These types of players don't come around often.

Pirlo has a completely different physique and looked after himself... Plus hes never been used as a workhorse the way rooney has throughout his career.

There is little to no evidence to suggest Rooney is good enough to start for a top side, he has no legs anymore hence why his technique has gone downhill as well.

For every Pirlo you can mention (probably Giggs too), there is a Torres, Owen, Fowler, Fabregas, Joe Cole, Harry Kewell, Robinho, All players who came through early and ended up basically bit players or even worse by the time they were 30

Agreed but there is no proof yet as to which category he will fall into. He's been a bit part player this season and only called upon due to injuries. He was thrown in not being match fit at first after his own injuries. I wouldn't see this as any more of a gamble than any other signings we make.

But if the price is right, I'll take him for 1 year, with an option (on our behalf, not his) of 1 more.

Gone are the days when you could still "do a job" when you were past it. His legs have gone, it doesn't matter about his brain. He would be a colossal waste of money. We need to be bringing in younger, faster players. Would Spurs sign Rooney? I don't think so. They are the team we should be trying to emulate.
